Agreement to Terms

These Terms and Conditions ("Terms") govern your use of Haven Reson' website and accommodation services. By accessing our website or using our services, you agree to be bound by these terms. If you disagree with any part of these terms, you may not access our services.

Haven Reson provides boarding house and serviced accommodation solutions in Singapore. These Terms apply to all visitors, users, residents, and others who access or use our services.

1. Definitions

• "Service" refers to accommodation services, facilities, and related offerings provided by Haven Reson
• "User" means any person accessing our website or utilizing our services
• "Resident" refers to individuals who have entered into an accommodation agreement with us
• "Content" includes all text, images, videos, and materials on our website
• "We/Us/Our" refers to Haven Reson
• "Agreement" means the accommodation contract between Haven Reson and the Resident

2. Use of Services

2.1 Eligibility

• Services are available to individuals aged 18 years or older
• Users must have legal capacity to enter into binding contracts
• Minors may use services only with parental or guardian consent
• Corporate bookings require authorized representative approval

2.2 Account Registration

• Accurate and complete information must be provided during registration
• Users are responsible for maintaining account confidentiality
• Notify us immediately of unauthorized account access
• One account per individual or corporate entity

2.3 Acceptable Use

Users agree to use our services for lawful purposes only and must not:

• Violate any applicable Singapore laws or regulations
• Engage in fraudulent or deceptive practices
• Harass, abuse, or harm other residents or staff
• Damage or misuse property and facilities
• Sublease accommodation without written permission

3. Accommodation Services

3.1 Booking and Reservations

• All bookings are subject to availability
• Reservation confirmation constitutes acceptance of these Terms
• Security deposit required as specified in booking confirmation
• Valid identification required at check-in
• Foreign residents must provide valid visa/work permit documentation

3.2 Payment Terms

• Monthly rent payable in advance by specified due date
• Accepted payment methods: bank transfer, credit card, PayNow
• Late payment charges apply after 7-day grace period
• All prices quoted in Singapore Dollars (SGD)
• Rates subject to prevailing GST

3.3 Cancellation Policy

• Cancellations more than 30 days before check-in: Full refund minus admin fee
• Cancellations 14-30 days before check-in: 50% refund
• Cancellations less than 14 days: No refund
• Early termination requires 30 days written notice
• Force majeure events handled on case-by-case basis

4. Prohibited Activities

Residents and users are strictly prohibited from:

• Smoking in non-designated areas (fine applicable)
• Keeping pets without prior written approval
• Making structural modifications to accommodation
• Conducting business activities from residential units
• Creating excessive noise disturbing other residents
• Hosting gatherings exceeding occupancy limits
• Installing additional locks or security devices
• Using accommodation address for company registration without permission

5. Intellectual Property Rights

All content on our website, including text, graphics, logos, images, and software, remains the property of Haven Reson or our licensors. This content is protected by Singapore and international copyright laws.

5.1 Limited License

We grant you a limited, non-exclusive, non-transferable license to access and use our website for personal, non-commercial purposes. This license does not include rights to:

• Reproduce, duplicate, or copy material for commercial purposes
• Modify or create derivative works
• Use data mining, robots, or similar data gathering methods
• Remove copyright or proprietary notations

5.2 User Content

By submitting reviews, feedback, or other content, you grant Haven Reson a perpetual, irrevocable, worldwide license to use, modify, and publish such content for marketing and operational purposes.

6. Disclaimers and Limitations of Liability

6.1 Service Disclaimer

Services are provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that services will be uninterrupted, error-free, or meet specific requirements.

6.2 Limitation of Liability

To the maximum extent permitted by law, Haven Reson shall not be liable for:

• Indirect, incidental, special, or consequential damages
• Loss of profits, data, or business opportunities
• Personal injury or property damage beyond our direct control
• Acts of third parties, including other residents
• Force majeure events

Our total liability shall not exceed the amount paid by you for services in the three months preceding the claim.

7. Indemnification

You agree to defend, indemnify, and hold harmless Haven Reson, our affiliates, and respective officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from your use of services, violation of these Terms, or infringement of any third-party rights.

8. Termination

8.1 Termination by User

• Users may terminate account at any time with written notice
• Accommodation agreements require 30 days advance notice
• Outstanding obligations remain payable after termination

8.2 Termination by Haven Reson

We may terminate services immediately for:

• Violation of these Terms or accommodation agreement
• Non-payment of fees
• Illegal activities or behavior endangering others
• Providing false information

8.3 Effects of Termination

• Access to accommodation and facilities ceases immediately
• Personal belongings must be removed within specified timeframe
• Security deposit subject to deductions for damages or unpaid fees
• Certain provisions of these Terms survive termination

9. Dispute Resolution

9.1 Informal Resolution

Parties shall first attempt to resolve disputes through good faith negotiations. Contact our management team to initiate informal dispute resolution.

9.2 Mediation

If informal resolution fails, disputes shall be submitted to mediation at the Singapore Mediation Centre before pursuing other remedies.

9.3 Arbitration

Unresolved disputes shall be settled by arbitration in accordance with the Arbitration Rules of the Singapore International Arbitration Centre. The arbitration shall be conducted in English in Singapore.

9.4 Governing Law

These Terms are governed by the laws of Singapore, without regard to conflict of law provisions.

10. General Provisions

10.1 Entire Agreement

These Terms, together with any accommodation agreement, constitute the entire agreement between you and Haven Reson regarding our services.

10.2 Severability

If any provision of these Terms is found invalid or unenforceable, the remaining provisions shall continue in full force and effect.

10.3 No Waiver

Failure to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.

10.4 Assignment

You may not assign or transfer these Terms without our prior written consent. We may assign our rights and obligations without restriction.

10.5 Modifications

We reserve the right to modify these Terms at any time. Material changes will be notified through website posting or email. Continued use after modifications constitutes acceptance of revised Terms.
